The opportunity

At Hitachi Energy, we are looking for an experienced Real Estate Controller, for a 12-month temporary assignment, to drive financial excellence across our global real estate portfolio. In this strategic role, you will oversee financial reporting, portfolio performance, compliance, and investment analysis while partnering with stakeholders across multiple functions and regions.

How you’ll make an impact

• Oversee accounting, financial reporting, and performance analysis for Hitachi's global real estate portfolio, including investment and corporate properties
• Prepare and manage budgets, forecasts, cash flow analyses, and financial plans to support business objectives
• Develop, implement, and continuously improve internal controls, financial policies, and governance frameworks related to real estate activities
• Conduct financial due diligence and provide commercial assessments for acquisitions, disposals, leasing transactions, and strategic investments
• Monitor portfolio performance against financial targets, KPIs, and market benchmarks, identifying opportunities for improvement
• Ensure compliance with applicable accounting standards (IFRS/GAAP), tax regulations, and real estate-related legal requirements
• Partner with internal functions such as Legal, Tax, Treasury, and Facilities Management, as well as external auditors, appraisers, and property managers
• Deliver strategic financial insights and recommendations to senior leadership while driving process optimization and digitalization initiatives

Your background

• Bachelor's degree in Accounting, Finance, Business Administration, or a related field; a Master's degree or professional certification (CPA, ACCA, CMA) is an advantage
• Minimum 8 years of experience in financial controlling, real estate finance, or real estate accounting within an international environment
• Strong knowledge of real estate accounting principles, including lease accounting under IFRS 16 and/or ASC 842
• Experience in financial modeling, investment analysis, valuation methodologies, and business case development
• Solid understanding of tax implications and regulatory requirements relating to real estate transactions and operations
• Proficiency with ERP systems such as SAP and advanced Excel skills; experience with reporting and BI tools is a plus
• Strong analytical, communication, and stakeholder management skills, with the ability to explain complex financial matters to non-financial audiences
• Proactive, detail-oriented, and capable of managing multiple priorities in a dynamic, fast-paced environment
